Yours for just £45,000 - an old concrete shed

A rundown concrete shed has gone on the market for £45,000 in a seaside village.

Estate agents describe The Old Netshed in Walberswick, Suffolk, as "a studio hideaway in need of improvement". It measures 14ft 6in by 9ft 6in.

The shed, which has a corrugated iron roof and is built of concrete blocks, is a minute's walk from the beach - but does not have a sea view.

A spokeswoman for HA Adnams, which is based in nearby Southwold, said the sellers hoped that the shed, which has been used as a herring smokehouse and a fishing net store, might appeal to an artist or writer seeking seclusion.

A spokeswoman for estate agent said: "We haven't sold it yet. But we have had quite a bit of interest in it."

House prices in and around Southwold have rocketed as wealthy visitors scramble to buy holiday homes. News of the shed sale comes in the wake of reports of wooden beach huts in Southwold selling for upwards of £30,000.

In recent years, parts of the East Anglian coastline have been dubbed "Chelsea-on-Sea" because of the number of Londoners buying seaside properties as second homes or weekend retreats.

Locals say the vast majority of properties in Walberswick are holiday homes or belong to retired people.
